Steps to Purchase a Loft

Available Lofts may be viewed before filling out the necessary forms or at any time during the application process.

To purchase shares in the Art Lofts, the following steps must be taken in the order listed below:

STEP ONE
Apply to the City of Peekskill to become certified as an artist as defined under the parameters of the City’s guidelines. Please read the certification requirements and download an application from the links below:

STEP TWO
Download a PAL application.

Application Checklist
When filling out your financial information, please make sure that at least 20% of your income is derived from your creative profession and that you meet the income requirements as described to the right under “Financial Requirements” and as meets the HUD guidelines.

Submit two copies of your PAL application with an application fee in the form of a check in the amount of $250 made out to Peekskill Art Lofts Housing Development Fund Corporation, to the Art Lofts’ management company: Hudson North Management Attn: Loretta McGrath,

STEP THREE
Your Application (In duplicate) will be reviewed by Hudson North Management, Peekskill Art Loft Board and coordinate with the county of Westchester for their approval. Upon Approval by Westchester county, the Peekskill Art Lofts Board will arrange for an interview with the applicant.

On average the application process takes 3 months or at times longer. The PAL welcomes inquiries throughout the application process.

The Peekskill Art Lofts is a limited equity cooperative of 28 live/work lofts built in 2002 as affordable live/work spaces for artists in downtown Peekskill, NY.

• Shareholder’s proprietary lease payment:
Approximately $1,195 - $1,680/month
• Income Eligibility:
Earn a minimum of approx. $3,600 income per month (to cover three times the monthly maintenance of approx. $1200).
Earn no more than 95% of Westchester County median income which translates to $70,822 for a one-person household, $80,940 for a two-person household.

Sounds great, how do I qualify?

• At least 20% of Artist’s Income must be derived from artistic endeavors as defined by the City of Peekskill
• Unit must be used as one’s primary residence
• Artists must meet with Peekskill Art Loft Board of Directors
• Artists must submit work samples and credentials to Peekskill Arts Council for certification

 

What sort of Community of Artists?

Current residents include: painters, printmaker, architect, photographers, decorative artists, graphic designers, jewelry maker, ceramicist, art restorer, musicians/composers, fiber artist, video artist/producer, writer/poet, choreographer, website design/developer.
